Trespass is a quasi-criminal offence for which one can be prosecuted civilly and/or it creates a right of action against an appraiser who wrongly enters upon the land of another. There are exceptions, and appraisers who are in doubt should consult their solicitor before making mistakes that could cost them not only in terms of legal damages, but in terms of injury to themselves or others.
