The Gold Hill Mesa property on Colorado Springs' westside is a potential gold mine for commercial development.

Some 60,000 motorists pass by the site each day, according to one traffic count. It sits at the busy corner of U.S. Highway 24 and 21st Street. Thousands of homes surround the 210-acre site.

Developers would like to see a couple of big-box retailers, several smaller stores and offices - and possibly townhouses - all overlooking downtown Colorado Springs from a foothill vantage.

"It's a great site," said John Egan, a commercial broker with the Springs office of developer Trammell ...
