Fire insurance works differently than car policy

Q. I carry fire insurance on my house equal to 80 percent of
its replacement cost - as I must in order to avoid being stuck with
depreciation in the event of a fire. What happens if a serious fire
causes so much damage that repair will cost more than the house is
worth? Can the insurance company declare the house a total loss and
pay me the full market value of the house just as it often does in
the case of auto insurance when a car is severely damaged in a
collision?
