Equity real estate investment trusts (REITs) have enjoyed a market boom since early 1992. In 1992, some $2 billion worth of capital flowed into equity REITs, with the level of new investment expected to rise further to $3 billion in 1993. The increase in such REIT investment is largely attributable to the above-average returns that can be obtained from equity REITs. Returns on well-managed REITs average around 14%, with 7% coming from dividends and another 7% from share appreciation.
